    Where this comes from

Ask for a Q-Mark maintenance quote

General guidance for England only — not legal advice. Your fire risk assessment decides what's right for your building.

      §02The legislation

      What the rules actually say.

A plain-English summary of the legislation and guidance the checker draws on.

      1. Fire Safety (England) Regulations 2022 — regulation 10

In force since 23 January 2023. In residential buildings over 11 m, the responsible person must check communal fire doors (including self-closers) at least every three months, and use best endeavours to check flat entrance doors at least every 12 months. In any building with two or more sets of domestic premises, residents must be given information about fire doors.

      2. Regulatory Reform (Fire Safety) Order 2005 — article 17

Applies to most non-domestic premises and the common parts of residential buildings. Fire safety measures, fire doors included, must be maintained in efficient working order and good repair. No fixed interval is set, so the fire risk assessment drives the frequency.

      3. Fire Safety Act 2021

Makes clear that, in multi-occupied residential buildings, the fire risk assessment must cover the building's structure, external walls and flat entrance doors.

      4. BS 9999 and industry guidance

Widely referenced guidance recommends checking fire doors at least every six months, and more often where doors see heavy traffic or are vulnerable to damage.

      5. Building Safety Act 2022

Residential buildings of 18 m or more, or seven or more storeys, with at least two residential units are higher-risk buildings, with further duties for the accountable person.
